Metal roofing in Toronto: cost, materials and how a roof is built

A standing seam metal roof is the longest-lived roofing system commonly installed on Toronto homes, and the one most often misquoted. This guide sets out what the work actually includes, what it costs across the GTA, how long it takes, and how to compare two quotes that look nothing alike. It is written by DIVAL CONSTRUCTION INC., a Toronto contractor working in metal roofing, architectural cladding, renovations and additions.

What a standing seam metal roof includes

A complete assembly is more than panels. It starts with stripping the existing covering, inspecting and repairing the roof deck, then laying a high-temperature underlayment or a vented membrane. Panels are roll-formed to the exact length of each slope and fixed with concealed clips that let the metal expand and contract. Ridge caps, hip caps, valley pans, gable trims, snow guards, and the flashing around chimneys, skylights and sidewalls are fabricated separately. Soffit, fascia and eavestrough are usually replaced at the same time because the new roof changes how water leaves the building.

What metal roofing costs in Toronto

Installed standing seam work in Toronto generally lands between $22 and $36 per square foot of roof area, which puts a typical 1,000 to 1,800 square foot roof at roughly $30,000 to $60,000 before HST. Several things move a number inside that band: removing and disposing of the old shingles adds an estimated 12 to 18 percent, and steep pitch, dormers, multiple valleys or limited access adds another 10 to 22 percent. Panel finish matters too. Standard 24-gauge steel with a matte coating sits at the low end; heavier gauge, longer panel runs, custom colours and standing seam profiles with deeper ribs sit at the high end. Exposed fasteners and corrugated systems cost less but are a different product with a shorter service life.

How long installation takes

Most detached homes take five to ten working days on site once panels are formed, with larger or steeper roofs running longer. Panel fabrication, colour lead times and permit review sit ahead of that window. Winter installation is possible in the GTA because the work is dry and mechanical, but ice and short daylight can stretch the schedule. Because a metal roof is installed in one continuous sequence, it is normal to have the roof open for a day or two per slope, and the crew covers each slope at the end of every shift.

Snow, ice and wind in the Greater Toronto Area

Metal roofing handles Ontario snow loads well because the surface is smooth and the seams are structural, but the details matter. Snow guards over entrances, walkways and lower roofs prevent sliding sheets of snow from landing where people stand. Ventilation has to be designed as part of the assembly, since a hot metal surface over an under-ventilated attic traps moisture. Wind uplift is addressed with the clip spacing and fastening pattern specified for the exposure of the site, which is why a quote should state the panel gauge, clip spacing and underlayment rather than only a price per square foot.

Repairs and retrofits on existing roofs

Not every project needs a new roof. Small repairs such as a failed flashing, a lifted panel, a damaged valley section or a leaking chimney usually land between $800 and $3,000 depending on access and how much material has to be re-formed. Section re-roofing makes sense when one slope has failed and the rest of the roof is sound. Retrofitting an older asphalt roof with metal often triggers deck repair, upgraded ventilation and new eavestrough, so it is priced as a full assembly rather than as a covering swap.

Comparing metal roofing quotes

Two quotes for the same address can differ by tens of thousands of dollars without either being dishonest, because they may describe different assemblies. Ask each contractor to state the panel gauge and profile, the underlayment product, whether the deck is being replaced or only repaired, what flashing is included, how snow guards and ventilation are handled, whether disposal is included, and what warranty covers labour as opposed to material. A quote that lists these line by line takes longer to read and is far easier to compare.
